What would a business landlord need to do before leasing out business premises? Does he or she need to for example get safety certificates or something similar?
I am sure that something like Building Regs will apply to make sure the premises is fit to let - and they'd need to check with the council that the licence to operate the business is the right one - e.g. if it's been a shop beforehand, there would need to be a formal change of use applied before before it could open as a café.
it has always been business premises. I am wondering if there are legal duties on the landlord to provide any particular checks or certificates before a new tenant signs the lease.
I would imagine that if for instance there is a a central heating boiler or hot water boiler on the premises, the landlord has a duty to maintain that in working order with annual certificates. I'm not sure whether annual Fire Certificates are his responsibillty or the tenant's, I think the latter.
