How long would you feel comfortable leaving a property empty before you’d consider selling it?
There’s a house I would love to buy - it’s been up for rent since 3 October. I contacted the letting agent over a month ago to ask them to approach the owner but have had no response

Depends what you are doing with it.
We once had a property empty for well over a year. We bought it cheap but had two other properties in the pipeline to be worked on so didnt get round to it. (Had other jobs to do too).
Some Landlords over value their properties rental worth, we always opted for filling it up so dropped the price accordingly. However our properties tended not to be rented for long so it was ok, if you are on for a long punt then this option is not so good hence landords hanging on for best price.

3 October is a bit soon to be thinking it might be up for sale.
I'm not a landlord but a house across the way was empty for several years. I asked the council about it & they approached the owner (do the have powers compulsorily purchase such properties?) and it is now occupied again - presumably rented.
PS - if left empty a house, even in good repair, is likely to deteriorate due to condensation & mould.
