Having downloaded the above form, in order to transfer from Joint Tenancy to Tenants in Common I find the requirements to be, to me, virtually incomrehensible! I was unable to find any accompanying paperwork to give any guidance. Wondered if anyone can help or, do I have to bite the bullet and find a solicitor?

Simply phone your local District Land Registry Office (if you do not know the location click here then click again on the area and the office details pop up) and tell them what you wish to do. They are a very helpful lot and will work through the form(s) with you and advise youi of the fee(s). You should not need to pay a solicitor for what you can do yourself.
