...........�90000 to put down as deposit �65000 as joint income. Badish credit higher salary earner No CCJ'S OR BANKRUPTCY although 2 defaults now paid in full.

With the deposit you have (assuming htat you are not buying something costing �1 Million), lenders will not be bothered about the paid defaults.

I took out a mortgage 2 years ago with 2 paid defaults - got standard high street rates.
