how likely is it that the mortgage lender would realease me from the mortgage if my wife was to apply for this?

If they think that your wife can afford the mortgage on her own, then they should remove your name without too much fuss.

If your wife doesn't earn enough to take over the outstanding mortgage on her own, then they may not be so happy to remove you.

thanks for that. she is on benefits they are paying the interst for part of it her the rest what d'you think. if they dont what happens then as her solicitor says it is not appropriate to sell and i need to be removed for my own future interests?
If she is on benefits then I doubt that the lenders will agree to her taking over the mortgage on her own. Best to speak to them.
The mortgage company i am with would'nt release my ex husband off our mortgage as i don't earn enough. I am the 1 that meets the payments each month and my ex has signed the title deeds over to me but he will be on my mortgage until my circumstances change.
