In my case, I would have traded down, so wouldn't have needed finance, so, sorry, can't help you on that but here are a couple of links that might be useful.

I'd recommend you have a look in Yellow Pages for an Independant Mortgage Advisor near you, but DON'T go for one with a big full page advert as they'll not offer the same level of personal service as a small local company with just a free line entry. Speak to them, and if they can't help they can point you in the right direction.
If they can help a broker fee of �495 is the most you want to pay. That may seem like a lot of money, but if they're good (and you trust them) they'll save you that in hassle and fees in other places.
