Charge on property

A friends ex boyfriend is threatening to put a charge on her property. He is on the deeds and mortgage but has never contributed towards any mortgage payments in the 3 yrs he lived there. However he did give her some money "no strings attached" when they first got together . He vacated the property some months ago and has since remarried. Can he do this?

He dosesn't need to - a charge is a register of an interest in the property and he already is a legal joint owner, with as much rights as your friend.
I dont understand why he would register a charge when he is on the deeds and mortgage. You normally only enter a charge when you are not on the deeds and want a share of the equity. You are registering your interest in the property.
