Are there any mortgage lenders that will accept a 12 or 15% from the home builder as my deposit (i.e.a 12 or 15% gift?).

I would say no - as why would a builder gift you 15%? Most lenders would automatically think some sort of scam is going on.

 

Don't forget, a house is only worth what someone is prepared to pay - ie if a house is worth �100,000, why would someone sell it for �85,000? Or are they trying to say it is worth �115,000 and it is actually only worth �100,000?

 

Don't forget, that any mortgage offer is subject to valuaiton as well!
