hi

i've been on before about me getting declined a credit card even though we are in good jobs and have no debt

i've just had a debt collection letter for the previous owner of our house. could this be why we're getting declined things?

we paid for our credit report and theres nothing that looks bad or stands out on it

Yes. It will be the address.

oh dear, how do we sort this out as we're just about to sort out a mortgage and buy a house?
Yes it could well be, this happened to me. Who did you get your credit report done by? One I had a while back showed everyone who'd lived here and even connected me with owners of houses I'd sold a long time ago - I had to write to the credit reference agency and explain that these people were nothing to do with me, and have them removed. Contact the people who sent you the letter (they can't stop calling, but you can ask them who instructed them, so you can explain that you are new owners and the debt is not yours, then they can call off the debt collectors).
PS - also, on another point, you say you have no debt, this also is not good news if you apply for a credit card as they have nothing to go on to say you have a good record of payment yourself - that's what they are interested in. The mortgage should help. The mortgage company will also do a credit check on both of you so you need to keep them in the picture about this problem, even though it's not really anything to do with you.

thats great. i'll get onto that on monday. tried to call the debt collectors but they're closed

the only debt we have is our car finance which we pay on time every month and we had a mortgage years ago which we paid every time. would that be looked at?
You need to request a credit reference report from the major credit reference agencies. Then you need to ask the credit reference agencies to disassociate you from the previous occupiers. This will mean that the previous owners will be removed from your record. If the agency fail to act you have recourse to the Data Protection Commissioner.
The address should only be relevant if you were associated financially with the previous owner. Were you?
Factor, that's the theory but not how it happened for me. I lived with my mother for a while and when my credit report came back, it had loan details on it for the people who had bought my mother's house from her three years previously....
