Can I transfer my third share in a house to my 12 yr-old son? The other two owners are my brothers.
How do I inform the Land Registry and do I need to use a solicitor?

However you could probably put your share of the house in trust for him but you would need to do this via a solicitor to ensure it is legally water tight. Also have you made a Will expressing your wishes? If you can't afford for this to go wrong, a solicitor will be worth the money.
