i am trying to sell my house in shrewsbury area and it has been on the market for nearly a year with no viewings! any suggestions on getting people in to view it? please
If nobody has even viewed it in a whole year (almost) then it is probably overpriced. Have you looked to see what other similar houses are selling for in your area? Have you tried dropping the price?
I agree with CheekyChops.....the usual reason property doesn't attract any viewings is because it is over-priced.
Unfortunately estate agents are known to over-estimate the value of a property to get you on their books, then suggest you lower the asking price after a while.
Are the estate agents marketing it well? Are you happy with them, and also with the photographs of the property?
If you haven't had any viewings at all I would say a sizeable price cut is called for. No good knocking £1k off. What reason does your agent give for no viewings? Is your house nicely presented in the photographs? Call in other agents to see what sale price they suggest.
For when you do get a viewing......here's a tip I was given. Remove about half the stuff from your cupboards/wardrobes, pack it away and put it in storage. When a viewer calls, fling open your cupboards/wardrobes and let them see how much spare space there is.
Take it off the market.....reduce the price by 10%....get a good agent to take lots of photos and a floor plan...de clutter if needed...leave for a few weeks and then re market.
