Hi how important is it to have searches done on a property when buying?

Very important
The property might be in an area of proposed redevelopment or, in some areas of the country, liable to subsidence because of mining in the past. I'd say it was important.

yes very important so dont go without them
much easier nowadays as everything is computerised

I have ONLY gone without property searches in two cases
one where I was buying next door ( so I already owned a contiguous house and had paid for one lot of searches ) and second when I was transferring solely property to my spouse
Just to give you an idea, Puss..... every time I've bought property, and that's quite a few times, I've never had a survey, but have always had searches completed.

Occasionally, I've even done them myself to speed things up. (Local Authority ones that is, not environmental ones; they are largely automated and very thorough now.)

Defective buildings are easy to put right. Infrastructure/environmental/locality problems are mostly out of your control.
