When you have, as suggested, checked for any obvious leaks and can discount that as the problem you need to have the Pressure Relief Valve(PRV) that usually discharges to an outside wall checked.(is it dripping when the system is on?) If your system has an Expansion Vessel that can also cause it. Both these devises can be affected by sludge in your system causing(particularly in the PRV)valve seating problems.
