Property Buying
If you buy a property through an Agent do they organise a Surveyor for you.? Also if you buy a property yourself,what MUST you do ? and is it better and safer to employ an Agent.I am 62 a first time Cash Buyer.Thanks.

For more on marking an answer as the "Best Answer", please visit our FAQ.Although they probably do have preferred surveyors etc you can use although they are likely to no be competitive. Usually the mortgage company send someone to check the value, but that wont apply to you as you are a cash buyer. You are not obliged to get a survey but youd be silly not to. You can choose what level to get ... just need to ring round for quotes. As a first time buyer you'll probably be advised to get a conveyancer or solicitor to do the conveyancing for you
The Seller's Estate Agent will find you a surveyor if you ask them, but they have a vested interest so you are better off finding one independently. Unless the property is a new build under NHBC, I would strongly recommend getting a Survey, the older the property the more detailed the Survey you should request. If the seller is selling through an Estate Agent (most common) then the Seller (not you) is the Agent's client, so the Agent will only have the Seller's interests at heart. Be very wary of anything they say, in my experience they will say anything to get a sale. There is no point in you using a separate Agent, but it is advisable to employ a solicitor skilled in Conveyancing IMO. DIY conveyancing for a FTB is risky. Good luck with your house-hunting.
