Waste Land
There is a small section of land behind our house that we'd like to buy. It's about 12 metres wide by 7 metres long as you look at it. It is owned by the company that built the houses over 10 years ago. They have indicated they would sell it to us. It is basically a mound of dirt with weeds and the odd bush growing on it (not forgetting the bloody ivy growing up over our fence!). Is there any problem with us buying this land to flatten and basically extend our garden? It's too small to build anything on (and we wouldn't want to anyway). If we did buy it would we need planning permission to convert it? Does anyone know how much this small bit of dirt would be worth? Many thanks!

(2) I purchased a garden lump slightly larger than yours a short while ago. I offered �100 and settled for �150 plus an indemnity for the vendors costs. You can do the transfer yourself - your Local Land Registry will guide you through the process - but the company may instruct solicitors so budget �250 for them plus �80 to the Registry. If you DIY one very important point - you MUST get the company to impress the company seal on the Land Registry forms - nothing else will do.
