Transfer of Property
How easy/difficult to transfer a house which has been left to you in a will. There is no mortgage on the property, what would be a reasonable cost for a solicitor to do this.

However: Are you the beneficiary, the person who is to receive the house under the terms of the will? If so, it seems to me that this is not your problem. It's the executors problem. On the face of it, since its the duty of the executors to pass the property its their duty to pay for the transfer, using the funds of the deceased's estate to pay . The executor has to distribute the property of the deceased according to the will. Its the executor who owns all the deceased's property once probate has been granted (basically when the tax due on the estate has been paid and other legal requirements are satisfied) but of course the executor holds it as a trustee to pass it on to the beneficiaries as soon as practicable. Then the estate can be formally wound up and the executors' duties end.
