How to rent to DSS
Hi
My Mum and her boyfriend are going to be renting out there flat. They have had a lot of viewers and a few have been DSS.
They hadn't looked into renting out to DSS and as its friday the council offices are closed but she was wondering how she'd go about renting to people who are unemployed?
If you have any advice that would do her until the council offices open on Monday it would be much appreciated

Some mortgage lenders have conditions precluding letting to DSS so best to check.
It may also be worth looking into whether she could remortgage to a BTL product on a better rate depending on rental valuation (maybe not so much in the current market but worth keeping an eye).

Ps there is only a minimum you would get (you would probably get more on an open market rental).
Also the benefit if paid direct to the tenant, not the Landlord so it depends on them passing it over and you need to consider what happens if there is any change in their benefit payments eg for change of circumstances.

i have rented a house out to DSS, i have had advice on both side's to this and thought that the pros far outweighed the con's.
these DSS people have absolutely ruined my house, not with smashed windows or anything structural like that but just with their filth and mess.
i knew they had a dog and i turned a blind eye to it but after a short while they got another dog and they had pups and as you can imagine the smell of the house was unbearable!!
i have now evicted all the dogs and i do a fortnightly inspection of the house to make sure they clean it properly!!
but on the other hand...... they have no intention of moving out and it will cost the same to clean the house now as it will in 25years time when i plan to sell it?
the moral of my story is ( i think), the house i rent out privately get well looked after and the DSS doesn't?
also, i get the rent paid directly into my bank account from the council?

On the latter, tenants can be filtered out in a database to source the exact sort of tenant you are looking for. i.e. Deposit available, Guarantor, Whether they are willing to allow the rent to be paid to you directly from their Local Authority etc

firstly this gets me when landlords class dhss as riff raff well let me tell you i'm currently on disability with a brain condition and due to this cant work so i'm getting housing benefit and i'm very house proud and no we are all not like this with loads of dogs and cats etc etc and live like animals like i said i'm very house proud and very respectable so dont class us all like that and also tennets who dont get dhss are not all like what you say and just becuase someone is down on they luck dont degrade them by calling them riff raff i bet i'm more respectable then what you and get your facts wright and dont class us all with the same brush.
