Hi I own a property which has a right of way along the back of my garden which as been fenced in for the past 10 years, subsiquently is not in use and cannot be accessed. I was wondering how many years it would be before the right of way would be extiguished and then become my land?

If you are referring to a public right of way, beware that it is virtually impossible to do this - even if it hasn't been used for many years. The best you can hope for is to divert the right of way - this is what landowners somtimes do.

If it is a private right of way (an easement written into the land registry titles of two or more land titles - one with the benefit, another with the burden), then that's different.
