Ignore this bunch of nutters......I'm sorry you need to sell the house desperatly.....why?
Do you need a quick move?.........going abroad?....have problems with paying mortgage?..
Can anything be done so you stay in it first?
Have you had it valued?......6 bedroom on the coast in Kent.....gym etc will be a fair price, so DO NOT rush and sell for well under the value of the property.
Get some estate agents in....and market it the proper way if you really need to let it go, sweetheart xx

Hi Yogi, no we just need to move now the kids are all gone and myself and hubby are just rattling around in here, we dont use the gym as we installed that for the kids, we have had it valued and they say its only worth £410,000 on todays market, but its well worth so much more, its in a village near the coast it has parking for 6 cars on the front too.

You may want to wait til later in the year.. to see if buyers confidence improves and lending etc...
Or you could try an open day... where anyone wanting to view it can turn up?
Personally I would wait as long as you can before selling.. as the value will likely to only creep up now!

Great, so no real rush then.....what price do you think, in a good market, you can get for it?.......
The reality is that if you want to sell NOW......and not wait until the market hopefully recovers more, if at all, you have to go for whatit's worth in todays climate....which is such a shame, i know, but if you ask too much for it, you wont have any viewings as people will just think it''s too high.
What i would do, is have a word with the estate agent or agents, if using multiple that you ask to sell the property for you, and if they say it's worth £410,000 on todays market, ask them to market it at your slightly higher price....has to be sensible though....not too much more.......say £440,000 BUT ask the estate agents to tell prospective buyers that you and your hubby are flexible and will listen to offers.....that way if you market high....you'll get a sensible offer.....not the £360,000 - 380,000 that you may get.......would think about the £420,000 mark if in good order.
It's worth a try for a while.....see what happens.
