Because Terracotta tiles are manufactured from natural clays, differences in colour can occur during the firing process. Terracotta tiles are not as highly fired as other floor tiles, and are considerably more porous, so you might need to seal the tiles to reduce their natural absorption characteristics.

Terracotta tiles should always be treated with boiled linceed oil or a primer during the course of installation and a terracotta wax or sealant should be applied every few months. General daily maintenance should require vacuuming or washing with a mild detergent.

When laying them do not skimp on the cement.  I found that out to my cost after laying them in our kitchen!
