There is room underneath my house to use it as a spare room but it gets water in. Not a lot, but enough to prevent any work. How can I stop the water from getting in? I really could make good use of this space but I don't know where to start. I'm reluctant to get local builders in as we hear so many bad tales. Has anyone done anything similar? If so, what did you do?

The very first thing to do is to assure that water from downspouts or roofs is not getting into the area. Check for drainage away from the house. Following that, check with neighbors or other sources to try to determine the level of your water table. If this isn't considered a problem, then sealing from the inside with recommended products may take care of the problem... I could offer more information, but youneed to try to determine the source of the water first...
