I am redecorating the living room and A/Bs can help me out by recommending
a good white emulsion to cover a heaverly nicotined ceiling which would
seal in the nicotine.

After cleaning, use a good quality "Trade" or "Contract" emulsion. The bigger Builders' Merchants will have it. It's denser and has greater opacity than DIY paint.

Nothing in my opinion, you need to wash it off with sugar soap. It won't be just stained it will be greasy and paint won't stick.
Im afraid you are going to have to wash the ceiling first, sugar soap solution should do the trick. Then any quality brand emulsion should cover it, probably need two coats.

Def sugar soap. Dilute as per instructions, wash, and rinse with clean water.
And it's much quicker than you'll think.
I agree that the ceiling should be cleaned with sugar soap first. I always use Leyland emulsion,which can be obtained through good DIY retailers. Wicks are a supplier,to name one.
Do as the others say use sugar soap. I have a mate that is a painter and decorator, and back in the good old days when you could have a smoke with your pint the firm that he worked for had a contract with M&B breweries to decorate their pubs ( in the West Mids ) and they always sugar soaped the walls and ceilings to remove nicotine before they painted.
Give the ceiling one coat of oil based undercoat - thinned with white spirit 70/30.
Then coat with 1/2 coats of emul.
Sugar soap will only clean the surface. The existing paint will still be holding tar, which will 'bleed through' the new paint (emulsion), and you will not achieve a brilliant white finish.

First of all you should wash your wash with sugar soap after cleaning wall you can make decision that what to do for redecoration of living area. I think you should think about oil paint on wall of your living area by which you can remove any kind of marks easily.
