Further To My House Sale

The estate agent has just rung me to let me know the potential buyers want to go to the property on Saturday to measure up. Surely the estate agent will accompany them - won’t they?
My son is having kittens - he thinks the sale is going to fall through.
I’m more relaxed about it. The potential buyer apparently works at an estate agent ( not mine) so I was mildly suspicious about a few ‘tricks of the trade’ being played. I shall just stick to my guns though and be prepared to re-list if necessary

So should I refuse to have the boiler checked too?

Here's the latest - I have decided to pay for repairs to the boiler (if the sale falls through it makes sense to have the certificate) - but now they are asking for me to confirm I will remove the light fitting, mirror in bathroom and shower curtain - its a glass screen!!
I have told the solicitor if I remove the light fitting the wires will be live and I'm not prepared to get a sparky in to replace the fitting

yup, safety and big issues are one thing. We got a couple of big repairs done by the seller when we bought this house. They showed up in the survey and would have drastically reduced the value of the house. We said we would either like the repairs done or the price reduced to cover the cost of the repairs....but the stuff they are faffing about is cosmetic. Just say no.

If they paid for the reports then they have money invested in your property which they will lose if the sale falls through. Call their bluff and refuse to have the work done.

I forgot to add - the have asked for the blinds removed in the living room too
That means I’ll have to get up on the ladder on the day of sale to remove them - I can’t do it beforehand as it could attract attention to an empty house

I agree with the others.

I'd be putting my foot down now and saying words to the effect of "no, you agreed to buy in that condition and at that price, now get on with it or get lost".

And if they are going to be THIS tricky beforehand, imagine how tricky they are going to be everytime they find a niggle. You'll be batting off letters claiming all sorts for the next 2 years.

They have paid for a survey - Mind you - I have been told she works for an estate agent!! Not mine I hasten to add

Cripes....next they'll be asking if the toilet seat goes down properly....I have bought and sold many a place and have never heard anything so ludicrous....as been advised, you're being played....i would re-market ASAP...(market has picked up since Christmas) and tell them to go forth and multiply....I would :-)

she may very well work for an estate agent, I could say I work for an Energy Supplier but that doesn't mean I'm a qualified electrician or gas fitter.

Yep call their bluff - if they really want to purchase the property they will stop faffing about and progress matters in good time .

If they go silent then relist the property asap

I'd be on the phone today..get it back on the market and get them told you no longer are in play with them.....estate agents unite for jiggery pokery...I caught mine in London at it and it resulted in a few dismissals and their governing body threatening them with fraud proceedings..

Okay - well I have just had a call from the estate agent - they want access today for a carpet company to measure up. The carpets I have are brand new (as is the flooring) - they were fitted after I moved out - now I am not arranging for them to be removed

you dont need to have them removed - that's their look out. It's usual for new people to want to change things no matter how nice your stuff is

They are quite cheap plain carpets but they are BRAND new - I would have left them in until I finished the re-decorating

they might be leaving them in until they finished decorating. Measuring up doesnt mean they are going to replace them tomorrow. Sounds like they are getting it ready to rent out maybe?
