What is the best way to sell my flat quickly? My agents have had it for 3 months and not a peep!

The size of the flat. The state of repair and the decore. If you haven't had any viewers it would suggest that it is the location/price/size that is the problem and solving this would involve lowering the price as you cannot move the flat. If it is the state of repair etc. then think about investing some money/time into changing it to make it more apealing. At the end of the day you could change agents, last time I sold my house I was only locked into one agent for 3mths. A final alternative is to let the flat if the reasone for selling is so that you can move. I have never personally done this but some of my friends have. As to web sites may agents now market through them, check out Assertahome (www.asserta.com) and see if you are on. Also ask you agent if they are marketing through the web.
Estate agents unscrupulous? Surely not!? Have you tried signing on with more than one agency - or at least getting another one to come round and value the flat? That at least gives you a second opinion. Or try signing on with an agency as a BUYER and asking to be shown flats at your price range in the same area -- that way you'll get a decent look at 'the competition' and see what makes other properties attractive or not.
I have NEVER taken longer than three weeks from viewing to moving.
Make sure that you have a buyer in a possiton to move quickly. Ask them if they have a mortgage and deposit in place.
When you have a buyer, make sure that they ask their solicitor to apply for the searches, this is the bit that takes the time depending on the local authority. You could bypass this by having your solicitor do it for you.
