It varies according to the exact policy you have bought, but they generally do not cover 'wear and tear' either.
For example, if your flat roof started leaking because it was damaged in a gale, then they would be likely to pay out. However, if your flat roof started leaking because it was 20 years old (ie had reached the life expectancy for a flat roof) then they would be unlikely to pay out.
Again, check your exact policy, but they are unlikely to pay out for a mould problem caused by poor ventilation or damp.
