How can I find out the cost of replacing a pitched roof on old timberframed 3 bed cottage in Essex, UK?

Hmmm. There are too many variables for any kind of sensible answer to be posted on the basis of what you've offered. And even if you gave all possible details, it still wouldn't be us who gave you a bill!! Given that the cost will involve materials + (presumably) labour + (possibly) planning permission, wouldn't it be easier to get quotes from the people who would actually be doing the work, and therefore charging you?

Thanks - I know this seems like a long piece of string question but it's because I am considering buying the property. One of the bedroom ceilings is sagging and there no access to the roof void. Are you a roofer?
No I'm not. I'm sure you could get a roofer and/ or builder to walk round the property with you if you're serious about buying it. Or, if you've reached that stage, talk to the surveyor that your mortgage company will insist upon.

Thanks mike. I do have a surveyor in mind but am reluctant to commit to an expensive survey unless I can go ahead with the purchase - if the roof costs are out of orbit I can't. Local roofers will milk it, which is why I put in this rather vague query on the net. What I need is a net roofer. Thanks anyway.
