It depends on how close to your house it's going to be, if it is going to be next to your house then you will need planning permission. I can't remember how far away from the house it needs to be for you not to need planning permission, but basically you need to leave enough room for a fire engine to get between the house and the garage. Does that make sense??!!

Thanks guys, have looked at that web site already and seems we dont need planning permission as it is goining to be away from the house and away from a main road. just need to sort the neighbours out now.
Help needed - at present the gates for their garden open onto my land (Which they have acces over) they would not be able to open them onto my land if i erected a garage (this would not impeed their access rights) their gates are nearly 3m wide.
