We have birds building a nest in our roof, due to one of our tiles becoming dislodged and leaving a hole. The obvious answer is to get the tile replaced, but how do I make sure we don't lock any birds in? Also, will the eggs have hatched yet?

Why not make a temporary barrier with some wire netting. If the birds are still in there, it's an easy job to lift the wire netting , & letting the birds escape. Re eggs hatching; i'd be very suprised if any eggs have been laid yet.

Easier said than done unfortunately. It's a three story town house, and the loose tile is near the top of the roof, so it would take a very brave person to try it.

I have since read that there is nothing we can do until they leave in 3 / 4 months, then get a roofer to fix the tile.

We'll be changing bedrooms in the meantime!
Cany ou block the hole from inside the loft. While in the loft you can check if the birds are in or out.
