Thank you sft42 - that was a really quick response to my question! Now look out rotten local Estate Agents who are causing us so much grief!!
You can only complain to an Ombudsmen service, if you are not satisfied with the outcome following a complaint to the Estate Agent itself. The EA has to be given chance to rectify whatever fault you're complaining about (and offer compensation if required) and you should then only contact the Ombudsmen if you are not happy with the result, whereby they will act as arbitrators to both parties. This is the same for all industries which have Ombudsmen services linked to them. The Ombudsmen will decline to arbitrate until you have made a complaint to the EA first.
ps. it's Friday (and we're generally nosey parkers here anyway) so go on explain what's grinding your gears please?
If your agent is a member of the National Association of Estate Agents (www.naea.co.uk or 08701 431810) they are bound by their professional Rules of Conduct and any breach of these should be reported to them.
