mortgage company survey.

we recently bought an house & had the mortgage co surveyor say no problems with house at all apart from the usual, needs minor works,meaning decor. we had an electrician come in to have a look at a couple of sockets which were not fully functional & to our surprise he told us the entire house needed rewiring. does anybody know where we stand concerning the mort co surveyor not spotting this ?

What sort of survey did you have? There are 3 sorts ranging from a surveyor having a quick look round to make sure the house is actually there, to a full structural survey which would be more comprehensive. I would get a 2nd opinion about the rewiring - the electrician might just be looking for some extra work. If you had a full structural survey, and the rewiring really does need to be done, you may have some recourse to the surveyor, but only if you had a full survey, and even then there will be all sorts of disclaimers on the survey that you will need to check. If you only had the cheapest survey, usually called a Home buyers survey, it probably isn't worth the paper it is written on. Good luck!

thanks for your reply kags.It was just the valuation survey from the mortgage co.We had 3 quotes from sparks all saying it needed rewiring.Looks like its down to us then.Once again thanks.
I can relate to your problems. I bought a house a year ago and in the first few days realised that the hall and lounge floor joists were rotten and my husband had to dig up the floors and lay a concerete one down. Then we stripped tiles off the wall in the kitchen and saw that all the wooden lintels over the windows were rotten and had caused some structural probs that went all the way up to the bathroom!!!!! Both the surveyors and the home insurance co. said it wasnt their problems and we have spent the last year rectifying all the probs. I love my house now but i think that surveys are a waste of money and it has cost us dear. Good luck XXX
