What are my rights as a tenant

I recently moved into rented accomdation and signed a 12 month lease.
Since I moved into the premises I discovered the water in the main bathroom is not flowing as it should. I notified my landlord of the problem he sent a plumber to have a look at the problem. The plumber advised that the tap unit needs to be replaced as there is not a problem with the pressure flow.
It has now been almost 2 months since the landlord has been made aware of the problem and has not contacted us as to when the tap unit will be replaced.
What is the implication on me if I get a plumber in to fix the problem and deduct the payment from my rent and send the invoice to the landlord?
