Garage conversion or Garden Room for Teenagers?!

Can anyone advise me what the best obtion is? We want a room (a sort of second lounge) for our teenage children to use with their friends. Would it be best to convert the garage or should we build a garden room with electricity and lighting etc. Kids say garden room because then we won't hear their noise. I'm thinking of the future and when we may want to sell the house, what is the most profiable thing to do....are garages a good selling point or do people not want them so much anymore? Your views would be most welcome!

.....but only if you've got off road parking...........if not, the garage is valuable.
Garage conversion is much cheaper than new build though - so that needs to be thought about.
Is planning permission a consideration? - if it is - have a look at "The Planning Portal".............Google it for PP and Building regs info :o)

We do have off road parking for two cars. Don't think we need planning but will check with council. My husband is a builder so at least we can get it done cheaply. We don't use the garage to park a car but he does fill it with all his building stuff and junk!! So if we convert garage he will need a large secure shed for all his stuff.
