Engineered oak flooring is very good and I'm considering underfloor heating which isn't very expensive - usually another 300 which includes installation. Laminate is not as warm as oak. I would go with the engineered wood. I'm documenting the complete renovation/redocoration of my house providing hints and tips for the amateur DIY man. Do keep updated with it as I'll be covering the debate about floors with carpets, types of flooring and what I eventually go for - etc etc. Here's the links:

We have scrapped all carpet except stairs and landing and have laminate all over. We love it.
There is a large thick rug in the living room and scatter rugs elsewhere. It is not cold at all. (some under rug material from B&Q stops them moving about)
It is easy to clean and an occasional sweep is all that's
needed. I sometimes use a Flash mop too.
Ideally real wood would be best but economics dictate otherwise. We have splashed out on kitchen hall and living/dining room with good quality stuff but ordinary Wickes/Homebase in bedrooms.
We feel it has transformed our home. Those dirty, manky carpets gone forever!
