house extension

Does anyone know how much I can expect to pay for a 2 storey extension (3.5m x 3.9)? I appreciate it depends on design etc but I am just looking for a guide / basic rule of thumb. I have been told around �1000 / m2

When I first enquired, I was told somewhere between �600 to �800 / m2 but more recently, I have heard �1000 / m2, but believe this includes third fix.  What I would like to know, is if you have an integral garage as part of the extension, surely this unit rate must be reduced?
