I have recently moved into a new property and our boiler, which is under 3 years old, is flashing F73. With not hot water and heating, we called out an emergency plumber who was unable to find a problem.

The fault list within the manual does not include F73.

The pressure displays as 1.0 then 0.0 and there is also a water leak.

Any help would be appreciated.

Thanks

i haven't got time to look up the instruction manual or fault code for your boiler on the net but if you've got a leak on the boiler and the boiler isn't working on heating or water then it does sound as though the boiler has shut down via the overheat thermostat due to a lack of water in the system.

follow the instructions to fill the boiler up to 1 bar and see if theres a overheat reset button, and you will need to get the leak fixed.
