I've got someone round today to do an energy performance survey. Anyone had one? what does it involve?

It IS bloody ludicrous! No-one pays it any heed whatsoever to this tosh when buying a house, that‘s why you use a surveyor for the important stuff.
The building regs have been amended for new builds to get maximum efficiency already which is fair enough. I’m sure anyone buying a ‘grand fathered’ in house are quite capable of making their own decision if they want to pay higher bills or lag their loft!

Well he seemed quite happy and said my flat is very good on heat as I;m surrounded and steal everybody elses lol. Only thing he said was that I could put a timer on my boiler

I'd like to see someone try and put cavity wall insulation in my 20 + inch thick brick , flint and rubble walls.

Lofty Lottie there are thousands of houses that would not reach the criteria because they have solid walls I am of the opinion that if a buyer wants to purchase your property because it ticks all the boxes and they dont give a fig about HIPS or estate agents and there solicitor has verified the ownership and done his home work properly for the buyer then what is the point in HIPS
If the protocol is broken and no HIPS is done I am given to understand that the vendor could be levied a fine by who ??? of £200 so a save of money if it cost £400 to do a HIPS, any thing can be sold at the right price.

I'd be interested to hear what rating you're given 4get, just as a benchmark. I’d question the credentials of anyone carrying out these inspections anyway! I’d rather take advice from an accredited RICS source. These HIPS just entail some herbert who has paid a few hundred quid to go on a training course & get a certificate then come round your house with a clipboard, look at what boiler you’ve got, whether you’ve got double glazing, if your roof is lagged then use some algorithm to work out a spurious energy rating!

Looking at the website now 4get. Looks really nice. Is your's one of the reserved ones?

The one done by NHBC for our new build was actually very comples and we had to fill in what the entire house was made of and how thick the insulation , glass U values etc... so the method was very detailed. They also come and do an air leakage test (tape up all the vents in your house and suck air out through the front door entrance!! All quite interesting! So at least I know our calcs are based on some exacting methods... As for the HIPS packs - I doubt they are as thorough!!!

The inspections on new builds are very comprehensive, Nosha, and rightly so. It’s beneficial to the homeowner in terms of energy saving. However, the majority of homes standing today wouldn’t pass new build muster if they were built to their current specs.
