chimney needs sweeping.
That's "condensate", Frutri. It's formed when tar and water from the wood doesn't make it to the outside world while still in vapour form. Instead, it condenses on a cold flue, and runs down the INSIDE of the flue.

It sounds as though you have two things going on. Cleaning the flue would certainly help to get the vapour away more efficiently, but the flue could do with being insulated better.
The other thing is that, somewhere, a section of flue isn't jointed properly, so that the condensate is running down the OUTSIDE.

the chimney is newly swept. Thanks for answers. Something obviously needs done.
The chimney has been installed incorrectly. The upper tubes are supposed to be inside the lower tubes so the creosote stays inside as it runs down.

Take up the issue with the installer and demand they replace the chimney.
Definately need a chimney sweep , there are still a few about.
Using it as it is , is dangerous as you will be getting poor combustion and could be getting Carbon Monoxide in the house.
