mortgage in principle -solicitor

applying for a mortgage application in principle the broker has told me they cannot process my application as the lender wants details of a solicitor acting on my behalf- as yet i have not had time to instuct a solicitor- but i am confused as surely all that matters at this stage is my income and nothing else?

any advice appreciated

get a solicitor, a real one with an office and a beemer, not an on line one.

I would agree - solicitor's detaisl are not needed yet. The broker or lender may want these details to show that you are serious - it obviously costs them time and money to underwrite your case - and having a solicitor means that you are taking it seriously and are not just going to say 'thanks but no thanks'.

Go back to your broker and tell them that you haven't got a solicitor yet, nad are not going to instruct one until you have found the property you are looking for. If they an't proceed for a DIP without this, then say 'fair enough' and go find another broker.

yes find another broker - i didn't instruct a solicitor until i'd put an offer in on my place

the broker is london and country mortgages who seem reputable and have been efficient and have given me a good mortgage deal but claim it is the lender IFinance who are making these stipulations,BTW i have found the property and put offer in place -so i would assume they are right in stating this?

If you have already made an offer,then yes you do need a solicitor. The estate agent I bought my house through wouldn't put 'Under Offer' on the sale notices until I gave them the solicitors details.
