Hi i am from northern ireland an just wondering does any1 know the stages from applying from planing to completion ready to build council things and fees etc thanks

Best to look here - the specific website for planning consent for NI. Things differ a bit from England/Wales or Scotland. The fees can be downloaded from here as well - see the link in bottom left corner.

The same applies to Building Control. This is the specific NI website.

One gets planning consent first, then one applies for building control approval.
Planning establishes that you can build that house in that location. Building Control establishes that the house is well-constructed.
Ring or visit your local council....they'll explain all. Costs are according to size of development & local council charges; vary nationally.
