Republic of Ireland - Property
Hi
Can someone help me, my friend has a house in the republic of Ireland. It was empty but in Februry / March, she got tenants on a generic 12 month contract, which stated that if either party wanted out there was 1 months noticed needed.
Due to the poor state of the property market, she thought there was no chance of selling, so letting was ok to make a it of cash.
Remarkable an acquaintance has now shown an interest in purchasing this property, and my friend has given the renting tenants the one months notice, which has passed and they are refusing to move out, she sought some advice, and they have suggested paying them to move out... That. Ant be right!
Can anyone help?
What can she do?, before she loses the sale, and worse, say they never move out.
Any help would be greatly appreciated.

For more on marking an answer as the "Best Answer", please visit our FAQ.The tenants have a contract to stay there 12 months and only 3 months have passed. the 1 month notice bit will be after the initial 12 month period has passed. If your friend wants them to move, she'll have to pay them. They have a right to stay there for 12 months (when you say generic i assume you mean an assured shorthold tenancy).
Look at it this way - if they wanted to move out before the 12 months she could make them stick to the contract and pay her for the remaining time
