I don't know whether you can help but.
I found out after buying my house that there is going to be a bus lane running along the side of my house. The council have apologised for not informing me of this when I had my searches done and have passed file on to their insurance company.
The council's Insurance Company don't think that I have a case.
I am now in a house that I don't want to be in and have no option to move again!

How does it effect the value? It might even add value. With all the many thousands of property deals there must be precedents. The council's insurers will always deny responsibility at the outset. It is their job to keep any claims to a minimum. It is up to you to prove otherwise. Bear in mind that if it gets to court and you lose you will be liable for all costs.
The house will devalue as the road is being moved closer to the house. Which means more noise, less privacy as anyone travelling on the buses will be able to see right in to my home and garden.
Not many people want to buy a house backing on to a road so if they bring it closer than there will be less people wanting to buy it.
It as put a lot of strain on my relationship. This was going to be our dream home we were going to extend it, it was going to be wonderful. But now all that as been blown away.
I do have legal cover on my house insurance so I might just send them a copy of all correspondence and see what they say....not hopeful but got to do something.
