Help Replying To A Conveyancing Lawer

HI,
I have agreed to but a piece of garden at the bootom of my garden for a neighbour. we agreed money and then they instructed a lawyer to change the title to us. However I have just recieved a letter from their lawyer stating a covernance to be placed on the land that it can only be used as garden and no building is to be allowed without the permission from the neighbour. I do not accept this covernance. I do not wish to pay for a lawyer but I need to reply to it correctly stateing I do not accept this covernance. Please can someone advise me.
