But if I blow it all at age 60 and then don't need to go in a care home later on then i would kick myself if I had to live in relative poverty at age 75.
Also I'm not sure what you mean by "end up in a care home and end up getting screwed by the authorities".

Sell it to him and then get him to rent it back to you at the going rate, then get yourself a big safe, have it securly installed into 'his' house then every week withdraw say £500 in cash from your bank and stick it in the safe, tell your son about this and when you die, the cash is his and nobody will know about it!
