Do I need a Deed of Assent to transfer his property into my name. As executor I will be assenting the property to myself. Do I really need to do this?

Yes, you need to complete forms AS1 https://www.gov.uk/government/publications/whole-of-registered-title-assent-as1 and AP1 https://www.gov.uk/government/publications/change-the-register-ap1 and send them to HM Land Registry Citizen Centre PO Box 74 Gloucester GL14 9BB....

don't know if this will help but there is a lot of good information on the gov.probate web site which I have found very useful in the past
Possibly, but I am not entirely sure as I sold my mother's house when she died last year instead of taking ownership. Try this link - I hope it helps you:-
