Can A Landlord Evict You Without Warning
My landlord (property owner) came by for a wellness check because of a fight my boyfriend and I had outside at night (they reviewed it on the cameras). He told me to have my boyfriend call him when he gets back. We’ve had fights before, but tenants have called the office this time. We’ve never received a warning or anything from the landlord. This is actually the first time I’ve ever seen him. Usually we speak to the property manager thru email. Could we still be evicted, even if we haven’t received a warning from anyone?

Have you or your boyfriend thought about modifying your behaviour so that you don't disturb your neighbours so much they feel the need to contact your landlord - and thus avoid the threat of being evicted?

Thank you all for your answers. We are going through a rough patch right now. I have decided to go back to therapy and work on things that I know will better our relationship and prevent this from happening again. We are planning on moving, we don’t want to be a nuisance to anyone and this isn’t a good place for us. The property owner asked my boyfriend to call him after he did a “wellness check” on me, so idk what that means. If they evict us we won’t be putting up a fight. We know we are in the wrong. Hopefully they’ll give us a warning to change the behavior before it comes to eviction, but regardless we can’t stay here. I truly appreciate everyone’s input.
A 'wellness check' can be ordered in a situation when police officers or social workers or other persons of responsibility check in on someone whose mental health or well-being are of concern. Issues that might be assessed would be mental health, evidence of injury, or level of hygiene (of person or environment). If your wellness check was carried out by your landlord, it is unlikely that he/she would be assessing your mental health or personal injury - it is more likely that the wellness check that your landlord did would be to assess the state of your environment ie the property where you are living that he/she owns.
Even if they did start the eviction process, it takes time, you won;t be out on the street the day after. And if you are agreeable to moving anyway it's likely they would work with you for an outcome that suits everyone.
Sounds like you are trying to manage your problems and are aware of how it might affect neighbours so there is every reason for the situation to be managed quite amicably, if there is no more antisocial behaviour. I hope you manage to sort your problems out.
