Rent rebate?

I had a leak in the kitchen in August this year caused by the plumbing in the bathroom leaking. The landlord refitted the bathroom himself. Finally the workmen are coming tomorrow to start the work to repair the kitchen, just over 3 months since it happened. The kitchen, so far as I am aware, will be out of use for 4 days. My landlord thinks that this is the perfect excuse for living on take outs, he obviously has more money than I do! Would I have an argument for a partial rent rebate for the time I am without the kitchen and the inconvenience that has been caused over the last 3 months?

If the workmen plan the job properly, you shouldn't be without a kitchen overnight - they should be able to leave yuou with at least makeshift facilities each evening.

As to a rebate - yes you have an argument. How far I'd want to push it I don't know, especially if he is an otherwise OK landlord.

He was an ok landlord until this happened. I have been good with the house and garden and spent money on making the garden nice. But since this has happened he has given the world and his uncle my mobile number expecting me to take time off work to be at the house when they come to look. which now means they come at 7.30 in the morning because I refuse to take the time off. He also is not having all the cupboard doors replaced, but he did ask if I would like to contribute to the cost! The builders told me the plans a couple of weeks ago, the work starts tomorrow, he phoned me Saturday to tell me. I have removed my belongings from the kitchen, he is leaving his there for either myself or the builders to deal with.

Moan over, I guess this is a lesson learned and hope that nothing else goes wrong! May be start looking for another property when the tenancy ends, but I could be jumping from the frying pan in to the fire!
