is it the neigbour's fence

when we bought our house the neighbour told us that the fence was ours, the fence blew down in the strong winds we had recently. we dont really speak with them and was wondering what would be the best approach to break it to him that we were not prepared to pay for a new fence. the deeds say that the otherside fence is ours, which i put up last year.......any help is a great help.thnx

Explain about the fence - taking with you your deed copy to show him and explain that if he was wondering why a new fence had not been put up it was because your not responsible for it he is.

For some reason people dont talk to their neighbours and always think that it will turn into a fight or an argument - 9/10 just go and ask them round for a beer or a cup of tea to discuss the fence. You could always put one up on your side of the boundary - I couldn't be doing with no boundary - anything's better than nothing.
write a formal letter - be polite and friendly but make it clear of the situation and include a photo copy of your deeds.
invite him to discuss it if he wishes.

if you feel bad offer to lend a hand with erecting the new one
Bear in mind that if it IS his fence he is not obliged to repair it unless the deeds or any by-laws place an obligation on him to. Normally if he's prepared to live without it he's entitled to. As are you if it's yours.

He who wants the fence badly enough pays.
