How long does it take to buy and sell a house?

Any ABer know the quickest time for conveyancing? Most quotes are 6 to 8 weeks, but I have been told it can be done quicker than this. Assuming all parties in the chain are agreeable to a quick completion, what is the quickest time it can be done in?

I have completed in 3 weeks before.

In theory it could be done in around 10 days - but people will very rarely work that quickly.
a solicitor friend of mine did it all in 1 day although it cost a fortune and a lot of work
I would say it would depend very much on your circumstances e.g. if you are buying cash you can do it far quicker because you won't have to worry about the survey or mortgage offer etc. If you're buying a leasehold place it always takes longer in my experience as you have to contact the leaseholder for insurance docs, receipts etc. I've never moved in less than 12 weeks so I reckon your quote of 6-8 is pretty good!!

six to eight weeks is the average

I started really whingeing after twelve weeks

a builder knocked off 500 in a sale worth 30 000, OK it was some time ago, if I completed in seven days and I did !
did mine in 4 weeks. has to pressurise the the other party's estate agents and threaten to cancel the deal if the couldn't do it. they pushed the solicitors and it went o.k.
at the end of the day you have to not let them dictate to you or they will hang it out to justify the cost.

my brother recently moved house and it took him nearly 12 months!! so it just goes to show
If there is a chain involved - forget about it being any quicker than 6-8 weeks - it's usually this amount often for just buying a property or selling a property with no chain.

A purchase of a flat, recently for a friend of mine, was completed in 4 weeks - but that was a plain purchase from a builder with aevrything in place. If there are valuations, mortgage companies two firms of solicitors - searches (which can be done on line) you are talking realistically6-8 weeks.
