you wont be able to do that. A lender wont just transfer a debt from one person to another or others. the lender would have to be satisfied that the peopple could pay back the debt. (eg, both of your kids might be unemployed with no means to pay the mortgage)
they will have to approach a mortgage lender and get a mortgage of their own to pay off yours. Then comes the problem of getting a mortgage on a house that belongs to someone else!

But who owns the building? You? If so have you actually asked the mortgage company if they are prepared to do this. I ask because technically if you own the house then what does the company repossess if anything goes wrong with the children/repayments?
