Forcing Sale of Matrimonial Home

Can my ex-wife ( seperated since 1/11/07) sell the property without my consent? The mortgage is in joint names.
The house is empty and we both live at different address now.

Well assuming the land registry entry is also in joint names, no she cannot sell without your consent.

She can get a sale against your wishes by getting a county court order for sale. That's something that joint owners can do when they disagree . It's nothing to do with divorce or separation.The court can't adjust the shares of the parties or direct how the proceeds are distributed (as a court could on a divorce when the property is matrimonial property)
